Two new leases have been signed at
Grand Central at Kennedy, 1120 E. Kennedy Blvd.
Negotiated by Paul Royak, director of retail at
Lane Witherspoon & Carswell Commercial Real Estate Advisors, the leases include an expansion of the current 22,000-square-foot
Powerhouse Gym, as well as a new tenant at Grand Central at Kennedy, Cafe on the Plaza.
As Powerhouse Gym increases its space by about 6,500 square feet, the new lease will include a 2,000-square-foot group fitness room with floating hardwood floors and state-of-the-art sound system; an additional 1,200 square feet of space to its current free weight area; and a new 1,500-square-foot training room.
"Powerhouse is running a first-class operation and has been extremely successful because of its location at Grand Central at Kennedy," says Royak. "A dramatic increase in square footage is being made to keep up with demand."
Adding to its extensive list of services, Powerhouse will also offer a certified Active Release Technique sports massage therapist upon completion of the expansion, expected within the next 60 days.
The second lease negotiated by Royak will bring a brand new tenant to Grand Central at Kennedy. Cafe on the Plaza will move into the courtyard next to Be Seen Dry Cleaning. The cafe will serve breakfast, lunch and specialty coffee, but Royak predicts the menu will expand, adding desserts and a wine bar once the new 99-seat
Stageworks Theatre is up and running in the
Channel District this July.
"There's a very high density of residents at Grand Central at Kennedy and one of the reasons these residents moved down there was so they don't have to get in their car every time they need to do something," says Royak. "With such amenities downstairs, residents can simply get in the elevator and enjoy shopping, entertainment, dining, laundry, workouts and so on at their convenience."
Cafe on the Plaza is scheduled to open in September.
